Looking at the picture of the factory from above on google maps gives you a whole different perspective. Looks rundown a bit, rusty roof tops, brown dead grass, weeds, parking lot looks like it could be painted and so on. The biggest thing that looks odd to me are all the misc. molds and mold pieces just laying around out in the weather with no apparent order to them. Some have water and dirt in them and a few appear to just be set half back in the woods on a dirt road.

I'm not anywhere close to knowing what a mold cost to produce but I'm sure it's expensive. You'd think they'd store them in an orderly fashion inside somewhere, or at a minimum at least have them covered. The parking lot paint and lanscaping doesn't have anything to do with building a quality yacht, but if nice it may instill a bit more confidence to a buyer in your abilities to do so.

The place is pretty unimpressive from the outside...yellow metal buildings that look a bit ugly and tired. Tom Slane told me the original factory in High Point was a disaster when he bought it...very run down.
 
I took the tour a few years ago. I was unimpressed with the outside of the buildings. As stated, it looks pretty run down. The inside was somewhat better but large portions appear to unused due to the lack of business. They were working on boats in various states of completion and no really bad fumes or odors. All and all, clean and orderly for the most part. They even let us buy some gear in the "employees only" store.
 
My wife and I took a tour a few years back while on vacation in OBX. I emailed ahead and setup a tour and they were very accommodating. Agreed the physical plant looks dated but the work floors were clean and they certainly gave us the grand tour from the stringers being laid out to the new boats floating in the water. This was our Hatteras School class held in 2012. Also, it was the last Hatteras School. We had an excellent after hours tour and saw every phase of the build and then toured an 80' that was being finished up in the water. They have covered slips which hold about 7-8 boats so they could be finished by factory or contractors.

You are spot on. She was extremely helpful and worked out all of the arrangements for us to be able to do the tour on the 6th. They usually do tours on the third Thursday of the month, but can set up others with enough notice.
