We're planning to put Magic Carpet on the market and have so far, spoken to only one broker. Their standard listing agreement calls for a 12 month term. That seems excessive to me. Is this the normal term? Would I be out of line to insist on six months max?
 
Most listing agreements now are one year term. Six months was the norm previously. The key is your ability to cancel the agreement with 30 or 60 days notice. Some brokers will hold you (I don't understand this) for whatever reason. If you came to me and wanted to sign for 6 months I would gladly accept. I expect most brokers would or certainly should.

By the way if I was still doing it ( part time was not fair to my customers or my listings) for a living I'd explain the costs of advertising and marketing are easier to amortize for a 1 year commitment.

When you want results look for the broker that steps up not the one who charges less.
