The one photo from above shows the port stern quarter, it looks out of shape. It could be a poor repair after hitting something, a piling, maybe hurricane damage. If it was sinking how could the door even open. I would like to read the survey.

i agree. I’ve seen termites and/or rot eat up the 2x4’s and other structural deck supports in boats, which caused the decks to sag inward toward the superstructure. Or maybe this boat was one of those giant wave jumpers off Puerto Rico that manufacturer’s featured in their advertising back in the seventies. Seller is right “fish don’t care”.
 
The boat is one of the charter fleet at Bahia Mar in Lauderdale been there for years fishes most every day. Probably sever structural rot issues
 
Good express conversion candidate?
